Growth in the Property Market Creates Ideal Investment Conditions

As of October 2025, the Australian property market has achieved high levels of growth that have exceeded expectations and created an ideal environment for investors.

Growth delivered earlier than expected

In October, the national median house price increased to $940,000. This represents annual growth of 10.6%, the biggest rise since covid. 

The growth in unit prices is widely regarded as being even more significant, with the median price growing by 9.2% to $710,000.

What makes these results of interest to investors is that this growth was delivered earlier than economists and industry experts expected, which suggests that there are no signs of buyer demand abating. 

In addition, the overall rise has been consistent, with increases being recorded every month since February. It is generally agreed that this sort of steady increase represents the ideal conditions for property investors. 

Why growth in the property market remains strong

The current growth in the property market looks set to be sustained for a number of reasons. Even though there have been growing number of listings nationally, they are not meeting buyer demand. This creates a competitive market that pushes prices up, and has seen the total value of residential property in Australia grow by $678 billion to $11.8 trillion.

Perth (14.8%), Brisbane (12.5%) and Adelaide (10.8%) have been the capital cities where there has been the most significant growth, with other capitals remaining steady. Regional areas have also seen substantial growth, particularly in Western Australia (16.4%) and Queensland (14.5%).

The increase in unit prices deserves particular attention from investors, as growth was more rapid month-on-month than for houses. When combined with the new first home buyer incentives announced in October, the demand for units, flats and apartments looks set to continue to grow, further bumping up prices while also creating the ideal conditions for investors who are looking to achieve high rental yields.

Economic conditions contributing to growth

The current economic conditions in Australia also continue to be favourable for investors. Although interest rates have been held at 3.6%, this is helping to keep a check on inflation and is creating the sort of stable environment that supports investors, while overall economic graph has been on a steady upward trajectory.

All the data suggests that investors considering expanding their portfolio or entering the market for the first time should look to do so as soon as possible.

Ongoing population growth and continuing shortfalls in supply, combined with double-digit growth and prices that are still relatively affordable (at least for the time being) makes the current climate one in which investors should be looking to capitalise.
